Case Study: Basement Drain Cover Installation

We undertake a fair amount of property maintenance work in the centre of London and were recently tasked with sorting out a problem drain in the basement of a client’s property in Lower Grosvenor Place. It’s always important to keep basement drains in good repair, as they’re an integral part of a building’s waterproofing system. A broken or badly fitting floor drain could result in serious damp problems or, in the worst-case scenario, a basement full of water. So, when our client asked for help, the Groom Property team swung into action. Here’s a breakdown of the job.

What we did

Before any job, you obviously have to make sure you’re prepared, so our drainage experts had sourced all the right products to meet the job spec before arriving.

Creating minimal disruption and working tidily is an important part of our process whenever we’re on site. It goes without saying that most maintenance and repairs involving drains can be a messy job, so the first thing we did was to put protective coverings on any vulnerable surfaces and access routes.

Once the right protections were in place, our maintenance team began work on the drain frame. We had to saw cut a 30 mm margin around the existing drain cover and carefully mark out and prep the space to fit a new, longer frame, as the old frame didn’t cover all of the chamber. We also cut and shaped new shuttering to ensure the longer chamber would be properly covered.

With the main groundwork done, we got on with fitting the new frame and drain cover, then infilling with M60 bedding compound to floor level. After that we tidied up behind us, so all affected areas were left clean and clear.

It might not have been the biggest task we’ve ever taken on but we treat every job we do with the same level of professionalism and care, no matter what the size.
